NOTICE OF SHERIFF’S SALE TO THE OWNERS OF THE WITHIN DESCRIBED REAL ESTATE AND ALL INTERESTED PARTIES By virtue of a certified copy of a decree to me directed from the Clerk of Circuit Court of Kosciusko County, Indiana, in Cause No. 43D03-1304-MF-0081 wherein JPMorgan Chase Bank, National Association was Plaintiff, and John F. Hagan, Jr., were Defendants, requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder, on the 28th day of January, 2014, at the hour of 10:00 a.m. or as soon thereafter as is possible, at 221 West Main Street, Warsaw, IN 46580, the fee simple of the whole body of Real Estate in Kosciusko County, Indiana. Part of the Southwest Quarter of Section 33, Township 32 North, Range 7 East, Kosciusko County, Indiana, more particularly described as follows to wit: Commencing at a mag nail at the northwest corner of said southwest quarter; thence north 89 degrees 00 minutes east (deed bearing and used as the basis of bearings for this description) on and along with north line of said southwest quarter, a distance of 349.50 feet to a mag nail at the true point of beginning; thence continuing north 89 degrees 00 minutes east on and along said north line being within the right of way of county road 350 south, a distance of 302.0 feet to a mag nail; thence south 01 degree 09 minutes 40 seconds west (recorded south 01 degree 16 minutes west) parallel to the west line of said southwest quarter, a distance of 226.0 feet to a 5/8 inch diameter iron pin capped “walker”; thence south 89 degrees 08 minutes west, a distance of 313.57 feet to a mag nail; thence north 04 degrees 06 minutes east a distance of 226.0 feet to the true point of beginning, containing 1.593 acres of land, more or less.
