Kosciusko County’s Board of Zoning Appeals on Tuesday voted to permit a plot of land on Ind. 15 to be used for multiple purposes.

Andy Hostetler of Ideal Construction had appeared before the county’s Area Plan Commission to rezone property his company owns at 3624 N. Ind. 15, north of CR 350N. Hostetler said at the time he wants to allow an Edward Jones office and a warehouse for ServPro on the property.

The APC tabled the matter pending a hearing before the BZA to see if an exception could be granted to allow commercial activity on land zoned industrial. The BZA granted an exception and a variance to allow three uses on a single tract.

In other business, the board:

• Denied two petitions that would have allowed the building of an oversized accessory building and boathouse on East Island Avenue on Lake Wawasee.

• Approved a variance to allow a duplex totaling 26,400 square feet where ordinance requires 30,000 square feet to be built at 9590 N. CR 300E near Dewart Lake.

• Approved an exception and a variance requested by Tim Howatt for construction of a carport at 3943 S. CR 600W, Mentone.

• Approved an exception and a variance by Duane Springer to allow a screened-in porch to remain on the property at 5470 W. Sycamore Hill Lane, Silver Lake, on the conditions that all roof drainage is reconfigured so it doesn’t drain onto the property to the west, and an after-the-fact permit is obtained and permit fees are paid.

• Approved an exception and a variance  to allow an oversized accessory building and a carport at the residence of Daniel Iavagnilio, 210 Short St., North Webster.

• Approved a petition request by Julie Mast for a variance that would permit construction of a residence addition 46 feet from the right of way when ordinance requires 50 feet at 6386 W. CR 800N, northwest of Leesburg.

• Approved a petition request by Ted Winters for a variance to allow to raising the entire structure out of flood zone 2½ feet from the right of way and 4 inches from the west property line at 27 EMS B61E Lane, Warsaw.

• Approved an exception request by Tony Swanson to expand a building at 2209 N. CR 650W, Warsaw.

• Approved an exception request by Michael Mattham for construction of a multipurpose building (sports and canine performance events) and a variance request for two uses on one tract at 4662 N. Ind. 13, North Webster.

• Approved a variance request by Jerry ands Michelle Jackson to allow an accessory building 5 feet from a property line where ordinance requires 7½ feet on EMS B 43 Lane.

• Approved a variance request by Nancy Veach to replace a mobile home with a 14-by-56 foot mobile home and a 10-by-12 foot shed 10 feet from the east mobile home, 35 inches from the west mobile home, 8 feet from the north road right of way and 5 feet from the interior road at 5518 N. CR 450E, Lot #4, Leesburg.

• Approved a variance request by Cornelius Newsome to allow a church on a commercial property and a variance for multiple uses on a tract at 4517 N. Ind. 15, Warsaw, on the condition that all proper state and local permits and approvals are obtained.

• Approved a variance request by Gene Ward to allow a house to be raised on a new foundation, rebuild an existing porch and add a residence addition 4 feet from the west property line and 16.8 feet from the right of way at 68 EMS?T41 Lane, Leesburg.

• Approved David Dilley’s exception request for the purpose of a home occupation-wholesale automobile purchase and sales with storage and parking in a residential district at 1510 W. Lake St., Warsaw, on the conditions that there will be no visible sign for the business, no vehicles associated with the business can be stored or parked outside, and no customers are on the site.

• Approved a variance and exception requests by Travis and Sara McConnell to build an oversized accessory building at 1188 N. Mark Lane, Warsaw provided the building is 21½ feet from the right of way.

The next Board of Zoning Appeals meeting will be at 8:30 a.m. July 10 in the Justice Building.
